Booking terms and conditions

The tenant accepts and agrees to comply with the booking terms and conditions related to the use of the Levi Ski & Golf Premium Apartments by paying the booking fee. The booking terms and conditions are binding on both parties once the deposit or the full rent has been paid by the reserving party. To make a booking, you must be at least 18 years old and of legal age.

Reservation and payment 

Once the booking is made, the tenant must pay a deposit if the reservation is more than 30 days away. The deposit is 30% of the total price. The booking is confirmed and binding once the tenant has paid the deposit.

The final invoice is due one month before the start of the rental period. If the booking is made less than 30 days before the date of booking, the deposit will not be charged separately, but the total amount must be paid immediately. Any queries concerning an invoice must be made within 7 days of the invoice date.

Cancellations 

Failure to pay does not constitute a cancellation; instead, a booking must be cancelled in writing by sending an email to info (at) premiumholidays.fi. If the tenant has to cancel the rental, he/she must immediately provide notice in writing by sending an email to info (at) premiumholidays.fi.

Cancellation terms

The deposit (30% of the total price) is non-refundable in case of cancellation. It is possible to postpone the date    of the reservation by agreement. A booking can be postponed within the same price period plus an administration fee of €100. If the booking is requested to be postponed to a different price period, the price difference will be refunded or added and an administration fee of €100 will be charged.

If the rental period is less than 30 days away and the reservation has been paid in full, half of the payment will be retained plus an administration fee of €50 and the balance will be refunded.

If the rental period is 7 days or less away, the full amount paid will be charged.

If the rental property can be marketed to another client, half of the payment will be retained as a cancellation fee, plus an administration fee of €50, and the balance shall be refunded.

If the reservation is cancelled due to serious illness, accident or death of the tenant or his/her close family member, the tenant is entitled to a refund of the amount paid to Levi Ski & Golf Premium Apartments, excluding the deposit. Cancellation must be made immediately to Levi Ski & Golf Premium Apartments. A doctor’s certificate or other reliable proof of the reason for cancellation must be submitted to Levi Ski & Golf Premium Apartments within 14 days of cancellation. Cancellation must be made before the start of the rental period.

The tenant has the right to cancel the tenancy if the rental property differs significantly from what was previously communicated in writing. In this case, the tenant must immediately submit a written complaint about the deficiency/shortcoming etc. to the property service in sufficient detail.

The property service must have the possibility to repair the deficiency/shortcoming within a reasonable time after the complaint or to temporarily bring the matter to an acceptable condition for the time of the repair, if the repair takes longer, e.g., due to delivery time, etc.

If the repair/defect/deficiency is not brought to an acceptable condition even temporarily, the tenant is entitled to compensation from Levi Ski & Golf Premium Apartments for the unused rental period without any other compensation or remuneration. If the complaint is submitted after the rental period or significantly late in the rental period, the tenant is not entitled to compensation.

The tenant is also obliged to immediately report in writing any faults/deficiencies/alarms to the property service, even if they do not lead to a suspension of the tenancy.

Levi Ski & Golf Premium Apartments’ right to cancel a booking 

In case of force majeure, Levi Ski & Golf Premium Apartments may cancel a booking. This includes, for example, a natural disaster or other unforeseen event beyond the control of Levi Ski & Golf Premium Apartments.

The tenant will be informed immediately of the termination of the tenancy. In this case, the tenant will be compensated for the unused rental period without any other costs or compensation.

Cancellation may also be made without notice if payments for the reservation are not made on time.

Handing over of keys (1 pcs)

 The property has a key safe, which can be opened with a code, located at the front door. The code for the key safe will be sent to the tenant by SMS to the phone number provided at the time of booking, at the latest on the day of arrival, once the invoice has been paid 100%.

If the tenant loses the key to the apartment, he/she is liable to pay the full cost of replacing the keys. Opening the door as an emergency visit will be charged separately. Opening the door costs €50-100 depending on the time.

Spending time in the apartment during the stay

The apartment shall be available to the tenant by 4.00 pm on the day of arrival. On the day of departure, check-out shall take place at 11.00 pm, unless otherwise agreed.

The rental price includes the use of the products and goods in the apartment, as well as the sledge, kicksled and slider, which are all freely available. Items must be returned to their proper place after use. However, please do not take any property belonging to Levi Ski & Golf Premium Apartments with you, and report any breakages. Unreported breakages that are discovered following the stay shall be

subject to a €50 inspection fee.

The jacuzzi is available to the tenant ONLY by reservation and at an extra charge. The jacuzzi always has two rental options per day.  The first period of the day is from 12.00 pm to 7.00 pm and the second period is from 7.00 pm to 2.00 am. After each use, the jacuzzi is always checked by the building maintenance staff the following morning and the water quality is measured with a water meter.

PLEASE ENSURE APPROPRIATE WASHING AND HYGIENE PRIOR TO USING THE OUTDOOR JACUZZI.

Do not place glasses, bottles or cans on the edge of the jacuzzi. Do NOT eat in the jacuzzi and please ensure that the jacuzzi environment is cleaned after use.

If the jacuzzi water needs to be changed, a fee of €500 will be charged. It takes 5 hours for the property service to empty and fill the water.

If the water needs to be changed, there may be a delay of several hours before the jacuzzi is available. The minimum temperature of the water at the start of the reservation is 31 degrees. If the handover of the jacuzzi is delayed by less than 5 hours, the tenant will not be compensated. If the handover of the jacuzzi is delayed for more than 5 hours, the tenant will be refunded the full amount of the rent without any other compensation. However, the tenant may use the jacuzzi for the agreed rental period if he/she wishes.

When in the jacuzzi, please do not cause a disturbance during quiet hours (10.00 pm – 7.00 am) – thank you.

Final cleaning does NOT include cleaning pet hair from textiles. It is the tenant’s responsibility to ensure that no pet hair remains in the apartment.

Goods and chattels in the apartment must be handled with the special care they deserve.

Disposable bench covers provided in the apartment must be used in the sauna. The bench covers are located under the bathroom sink.

The tenant is obliged to respect the laws, general good manners and all the rules of the property during the rental period. If the tenant interrupts his/her stay, arrives late or leaves the property before the end of the rental period, no compensation will be paid for the unused time and the tenant will not be entitled to a refund.

The tenant is responsible for his/her own belongings. Levi Ski & Golf Premium Apartments will not be liable for any damage to or loss of the tenant’s belongings or means of transport, or belongings therein, in the event of a break-in or for other loss or damage to belongings.

Levi Ski & Golf Premium Apartments is not responsible for any voluntary insurance required by the tenant during the trip. The tenant is responsible for his/her own insurance cover and for ensuring that it has adequate coverage.

Following your stay, the apartment should be left in a good and clean condition. The customer will be charged for any breakages, abnormal disorder or untidiness.

The tenant is responsible for following separate instructions for cleaning the apartment and making it ready for handover when he/she leaves. If the instructions have not been followed at all or only partially, the customer will be charged for the necessary measures according to the costs incurred.

Number of people

The apartment may not be occupied by more than the number of people indicated at the time of booking. If it is found that more people are staying in the apartment, this is an immediate cause to terminate the tenancy. If it is discovered afterwards that the apartment has been used by more guests than the number of guests declared, the rent will be increased by 50%.

Damages 

The tenant is liable for any damage caused to the apartment or its furniture, whether intentionally or unintentionally, including freight, installation and other actual expenses incurred in connection with the context of the matter. Any damage caused must be reported immediately in writing to the Levi Ski & Golf Premium Apartments maintenance department.

Subletting the apartment 

Subletting of the apartment to a third party is strictly prohibited.

Smoking and snuff

Smoking in the apartment is prohibited. Smoking is strictly prohibited on balconies and entrance terraces, as well as on terraces on the ground floor, as tobacco smoke enters through the ventilation system.

If people have smoked in the apartment, the tenant will be charged a cleaning fee of €500. Smoking is only allowed outside the apartment in a designated area near the rubbish bins. Please use the ashtray provided at the smoking area.

CIGARETTE BUTTS AND SNUFF MUST NOT BE THROWN ON THE GROUND

Termination of the rental agreement due to a disturbance or incident

If the tenant, despite a warning from Levi Ski & Golf Premium Apartments or its representative, does not stop causing disturbance or danger to individuals in the same or neighbouring/nearby properties, Levi Ski & Golf Premium Apartments or its representative has the right to terminate the tenancy immediately.

The costs of any of the above measures will be charged to the reserving party and the disturbance will be reported to authorities. In these cases, Levi Ski & Golf Premium Apartments has no liability to the tenant for any unused rental period.

Pets 

Pets are welcome to spend the holiday with you! Please let us know about any pets when you make your reservation. Please note that there are a limited number of pet-friendly rooms available, and their availability is shown in the booking calendar. Please note that pets are not allowed on sofas and beds without owner-provide and proper furniture protection (preferably not at all). If your pet likes spending time on the sofa, make sure it has a large enough cover to lay on.

Please don’t let your pet mark their territory in the immediate vicinity of the site and make sure that no pet waste is left in the yard!  If the pet owner does not take care of his/her obligations at the destination, we will charge for the additional work afterwards.

The tenant is responsible for his/her pet at the property and is liable for any damage caused by the pet to the property or its contents, in full according to the costs incurred.

Any damage must be reported immediately in writing to Levi Ski & Golf Premium Apartments’ property service.

Hot tubs

Hot tub trailers are not to be brought to the destination.

Notes 

The apartment has been cleaned and checked by the property service before your stay. However, if you notice any deficiencies or defects in the property, please report them directly to the property service in writing as soon as you discover them. After the end of the rental period, the tenant loses the right to any compensation for any defects.

Right to change prices and terms of delivery

Levi Ski & Golf Premium Apartments reserves the right to review any errors in the price information prior to the conclusion of an agreement. Levi Ski & Golf Premium Apartments reserves the right to make changes to the delivery terms and conditions and prices. The product prices include value added tax.

Ordering/Renting

The products you want to order are selected on the website by adding them to your shopping cart. The order is submitted by paying for the contents of the shopping cart in the online checkout. By placing an order, you accept these terms and conditions, the prices of the products and the delivery charges. If an email address is provided at the time of ordering, an order confirmation will be sent by email. The order confirmation will show the products ordered and the price.

Payment 

You can pay with online banking credentials and payment cards (credit/debit). The following payment methods are available: Osuuspankki, Nordea, Danske Bank, Oma Säästöpankki, Säästöpankki, Aktia, local cooperative banks, S-Pankki, Handelsbanken, Ålandsbanken, Visa, Visa Debit, Visa Electron, MasterCard and Debit MasterCard cards.

At the end of the stay

The tenant will leave the property no later than on the agreed date.

It is the tenant’s responsibility to take care of their own belongings and to leave the property in a tidy condition. Any belongings/items forgotten by the tenant can be returned at the tenant’s expense and request. The cost of the return will be charged to the tenant according to the actual costs incurred.

Any disputes relating to the rental will always be settled by mutual negotiation.
